The Municipal Assessment Corporation (MPAC) evaluates properties all over Ontario and submits assessed values for each every four years. Consequently, your Toronto land transfer tax will be based on the estimated value of your home, which includes two primary components:

 

  • An education tax that is the same throughout Ontario
  • A municipal tax that depends on the municipality of the property

 

Owners of land or properties are obligated to pay this tax since it is later used to pay for city services. However, it can differ significantly depending on the market value of your property.
